Maharashtra | 19 Feb 2026 The Maharashtra government has handed over a 118-acre land parcel at Mukteshwar in the Malad–Malvani area of Mumbai for the rehabilitation of Dharavi residents. The land has been transferred to the Slum Rehabilitation Authority under the Dharavi Redevelopment Project, marking a major step in relocating families who cannot be accommodated within Dharavi itself. Officials said the Malad site will be used to resettle residents who are not eligible for in-situ rehabilitation in Dharavi. This includes people living on upper floors and those who settled in the area after January 1, 2011, and before November 15, 2022. Out of the total 140 acres identified at Mukteshwar, 118 acres have been handed over, while the remaining 22 acres are still under legal dispute. The redevelopment project is being executed by the Adani Group through its special-purpose vehicle, Navbharat Mega Developers Private Limited, in partnership with the Maharashtra government. While the land ownership will remain with the Slum Rehabilitation Authority, the development rights rest with the Adani Group’s SPV. The value of the 118-acre land is estimated at around ₹540 crore, and a premium of ₹135 crore has already been paid for development rights. A part of the land will also be used to build apartments for sale in the open market. As part of the larger plan, the state has identified nearly 540 acres across the Mumbai Metropolitan Region for affordable housing linked to the Dharavi project. Locations include Kurla, Kanjur, Bhandup, Mulund and parts of the Deonar dumping ground. Around 1.25 to 1.5 lakh new homes are expected to be built to rehabilitate nearly 10 lakh Dharavi residents. Each eligible family will receive a 350 sq ft home, larger than the standard units offered in other slum redevelopment projects, while ineligible residents will be shifted to rental housing complexes outside Dharavi under a hire-purchase model.
